Our warranties are transferable to the next homeowner upon sale. All material used by The Basement Waterproofing Guy shall be as per specifications and the repairs carried out in a good workmanlike manner, according to standard practices.
Should our waterproofing fail over the next 20 years we will redo the work and no additional charge, or refund the money. In the life span of a house more than one basement leak can occur. Water can be driven in through patio doors, windows, brick etc. and new cracks can develop. Should a new leak occur close to the area where we repaired, we can easily sort it out by testing.
First we saturate the ground with water where we did the repair. If no water comes in we then search for new cracks in the area and test them. If there is no seepage from below ground, we then water test windows and doors etc. in the area. Sometimes during heavy rains with high winds, water can be driven into small openings in the brick or siding and travel down between the exterior and interior wall to the top of the foundation then seep through to the interior (Houses are designed with vapour barriers on top of the foundation to prevent this, but as we know, these membranes can tear or be improperly installed etc.)
The point is that there are plenty of ways in which water can penetrate a house and if water returns to an area close to where we did a repair we will test and retest to find the new source. Usually it is something simple like caulking (which we quite often fix at no charge).
If it turns out to be another area that is causing the basement leak, we provide a free quote to fix. We “Waterproofing-Guarantee only the work we do” the only way to Waterproofing-Guarantee the whole basement is to waterproof the whole basement and in most cases that is not necessary or feasible.
Some basement (about 5% of the ones we repair) because of such poor construction or improper drainage, require waterproofing around the complete perimeter. We try to waterproof the area that requires it and point out other potential waterproofing issues that may occur later and we will certainly waterproof your whole house should you request it and Waterproofing-Guarantee our work.
