Stop Leaking Basements From Outside

Exterior Membrane Waterproofing is The Basement Waterproofing Guy’s most popular method to stop basement leaks, especially when you have a finished basement and the leak is confined to one area. We can usually repair this type of leak without having to tear apart your beautiful basement. Quite often the problem is simply a small crack in the foundation caused by shrinkage, we usually repair this basement leak by excavating immediately around the affected area, around 5 to 6 feet along and all the way down to the footing. Proper diagnoses of your wet or leaking basement problem can help to minimize other costly basement repairs.

How The Basement Guy Repairs Leaking Basements

The processes starts with cleaning and drying the exterior leaking basement wall, sealing the crack with polyurethane then installing and sealing a drainage membrane (the drainage membrane creates an air gap between the wet earth and the wall, keeping the wall dry and preventing Hydro Static pressure). This results in water flowing down to the weeping tiles and draining away.
We test and replace the weeping tile only if it’s needed. All Waterproofing systems rely on the fact that there is adequate drainage at the base of the foundation. Without it, Hydro Static Floor Pressure would cause the water to come up through the perimeter and cracks in the wall and floor.

Common Causes Of Leaking Basements

In our experience, weeping tiles are less than 2% of the cause of all of our water proofing projects. Essentially water follows the path of least resistance, as the water seeps between your foundation and the earth it starts backing up because of dense soil. This backing up of water creates Hydro Static pressure against the foundation. Usually this is not a problem unless there is a crack in the wall, and then the water is forced in through the crack. When the water reaches the gravel bed of a functioning tile system it loses all pressure and is channeled into the tile channel. So by extending a drainage membrane from ground level to the weeping tile system you eliminate the possibility of Hydro Static pressure on the inside of the membrane at the wall, accordingly preventing a leaking basement.

Other Considerations

Some customers feel they need to have added protection such as a Blue Skin Membrane glued to the wall prior to the drainage membrane; this option is available at an additional charge per foot. We fully Waterproofing-Guarantee our system with or without the Blue Skin. In areas where we don’t need to excavate to the footing such as top rod holes, voids, and utility inlets close to grade we use a combination of Hydraulic Cement, Blue Skin, trowel on Aqua Block and Styrofoam. Unlike any spray-applied coating, DELTA®-MS bridges large cracks and imperfections in foundation walls. This product can also be utilized as an effective protection layer over spray or sheet applied waterproofing systems.

DELTA®-MS is available in many sizes to cover any foundation with a minimum of overlaps and seams. The high compressive strength of the membrane is achieved due to a special dimple design and pattern, and ensures sustainable protection of foundation walls up to 12 ft below grade.
